The COVID-19 pandemic has brought many changes to the economy, and one of the most profound impacts has been on the residential real estate market in the United States.

For more than a year and a half, an unusual combination of factors has left potential buyers navigating a highly competitive market where prices are rising at an extremely rapid rate. One of the major challenges has been procurement.

At the end of 2020, the inventory of homes for sale fell to historic lows, while supply chain challenges and a tight labor market made it difficult for builders to complete new homes. On the demand side, more homebuyers — many of them first-time or second-time millennial buyers — have been spurred into the market by low mortgage rates and high yields. savings and investments during the pandemic.

And although the past few months have shown signs of a market slowdown, high prices could be the new normal in the residential market.

The data used in this analysis comes from Zillow Group’s Zillow Home Value Index (ZHVI) and the US Census Bureau’s American Community Survey. To identify counties with the largest home price increases in 2021, Inspection Support Network researchers calculated the percentage change in ZHVI between October 2020 and October 2021.

The data used in this analysis comes from Zillow Group’s Zillow Home Value Index (ZHVI) and the US Census Bureau’s American Community Survey.

To identify the counties with the largest house price increases in 2021, the researchers calculated the percentage change in ZHVI between October 2020 and October 2021.

In the event of a tie, the county with the highest absolute price increase was ranked higher.
